One building can have different insurance needs

A two-family property may be your home, an investment, or both. Living in one unit while renting the other is a different situation from renting the entire building. When requesting insurance, explain the actual arrangement, including whether tenants have long-term leases or use the property for short stays.

Give your agent the full picture

Prepare the number of units, owner occupancy, rental arrangements, building ownership and any planned renovations. Include vacant units and the date you expect them to be occupied. Do not select a policy simply because its name sounds right. Eligibility and coverage depend on the insurer’s rules and the policy offered.

Separate the questions you need answered

Ask how the building, your belongings, liability and potential rental income exposures would be addressed. A tenant’s possessions are a separate issue from the owner’s building coverage. Encourage tenants to discuss their own renters insurance needs. Before accepting a quote, check that the application accurately describes the property and that any lender information is correct.

Send UPIX Insurance your two-family property details so we can discuss suitable coverage options. Call UPIX Insurance at (908)845-7722.

A request does not bind, change or guarantee coverage. Policy terms, limits, exclusions, insurer eligibility and property details determine available options.
