Treat your rental as a complete property operation

A three- or four-family rental comes with more than a building address. Different tenants, shared entrances and changing occupancy can create questions that a basic quote request misses. Start with a clear description of each unit and how the property is managed.

Build a property information file

Gather the construction year, square footage, roof information, heating systems, recent improvements and current occupancy. Add ownership records and the rental schedule. If you do not know a detail, say so and obtain it rather than guessing on an insurance application. Accurate information helps the agent identify appropriate markets and reduces avoidable follow-up.

Discuss how a loss could affect the operation

Ask about building coverage, premises liability and options for rental income interrupted by an insured event. These coverages have their own terms and limits. Also ask how shared areas, detached structures and any vacant units are treated. Review the final proposal against your property file so a missing unit or outdated owner name does not carry into the policy.

A request does not bind, change or guarantee coverage. Policy terms, limits, exclusions, insurer eligibility and property details determine available options.
