Fall Property Maintenance and Your Insurance Review

Use a fall maintenance checklist to identify repairs and organize questions for your homeowners or rental property insurance review.

Start with a walk around the property

Before colder weather arrives, inspect the areas people use every day. Look at entry steps, railings, lighting and walkways. Check gutters and drainage routes, and arrange qualified help for roof or system concerns you cannot safely assess yourself.

Turn observations into a work list

Take dated photos and separate urgent repairs from routine upkeep. For a rental, explain how tenants should report leaks or unsafe conditions. Keep contractor invoices and service records in a property folder. These records help you track maintenance and provide accurate information when your agent asks about updates.

Use the same list for a coverage conversation

Insurance is not a maintenance plan. Ask how your policy treats wear, deterioration and water-related events rather than assuming every repair is insured. Discuss any changes in occupancy or planned work. Review your deductible and make sure emergency contacts are current. A useful fall checkup ends with clear next steps: who will handle each repair, when it will be completed and which insurance questions still need an answer.

A request does not bind, change or guarantee coverage. Policy terms, limits, exclusions, insurer eligibility and property details determine available options.
