Look beyond a single liability limit

If you own a home or rental property, ask whether your liability protection matches your circumstances. An umbrella policy may provide additional protection above qualifying underlying policies, subject to its own terms. It does not automatically cover every liability exposure you have.

List the exposures before requesting a quote

Prepare information about vehicles, properties, rental activity and other relevant household risks. Explain how each property is owned. Ask whether the proposed umbrella covers your specific activities and which underlying limits must be maintained. Personal and commercial exposures may require different solutions.

Make the policies work together

Have your agent review the names and coverage on the underlying policies and the umbrella proposal. Ask about exclusions, defense coverage and how a claim would move between policies. Report new properties or material changes during the year. The goal is to understand how the additional layer fits your existing insurance, not simply to purchase a larger number on a declarations page.

Ask UPIX Insurance whether an umbrella review makes sense for your household or rental properties. Call UPIX Insurance at (908)845-7722.

A request does not bind, change or guarantee coverage. Policy terms, limits, exclusions, insurer eligibility and property details determine available options.
