Describe every part of the building

A building with a storefront downstairs and apartments upstairs has several uses under one roof. When requesting insurance, describe the commercial tenants as well as the residential units. The activity in a business space can matter as much as the number of apartments.

Keep the building and tenant responsibilities clear

Prepare leases, ownership information, building details and the list of tenant operations. Explain whether a restaurant, workshop or other business uses specialized equipment. Ask which property interests the owner’s proposal addresses and what insurance obligations tenants have under their leases. A tenant’s certificate should be reviewed against the lease requirements rather than treated as a complete description of coverage.

Plan for change during the year

A new tenant, an empty storefront or an expansion can change the insurance discussion. Set a process to notify your agent before a new operation begins. Review liability and income interruption questions alongside building coverage, and confirm the names and addresses on the proposal. Keep policy records available to the person who handles repairs or emergencies.

A request does not bind, change or guarantee coverage. Policy terms, limits, exclusions, insurer eligibility and property details determine available options.
