An empty property needs an early conversation
A rental between tenants, an inherited house or a home awaiting sale may sit empty longer than expected. Tell your agent when the occupancy changes and explain what remains in the building. Insurers may distinguish vacancy from temporary unoccupancy, and policy restrictions vary.
Describe your plan for the property
Share the expected vacancy period, any renovation work and how the property will be monitored. Explain whether heat and water will remain on and who will check the building. Ask your agent what information the insurer requires and whether a different policy or endorsement is appropriate.
Keep maintenance and coverage coordinated
Arrange inspections, secure doors and windows, and document any damage you find. Ask about theft, vandalism and water damage under the proposed coverage rather than assuming they are included. When a tenant moves in or the sale closes, notify your agent again so the insurance reflects the new use and ownership. A calendar reminder can help prevent an empty building from being forgotten.
